VA home loan basics

What the VA benefit can offer.

VA backs part of a loan made by a private lender. That guaranty can create meaningful advantages, while the lender still decides approval, rate, fees, affordability, and the final loan amount.

$0

VA-required down payment

VA does not require one when full entitlement, value, and the approved structure support full financing.

0

Monthly PMI

VA-backed loans do not require monthly private mortgage insurance. A one-time funding fee may apply unless exempt.

90%

Often no money down

VA reports that nearly nine in ten VA-backed loans are made without a down payment.

REUSE

A lifetime benefit

Prior use does not end the benefit. Restoration or remaining entitlement may support another purchase.

Eligibility + COE

Eligibility starts with service. Approval depends on the complete loan file.

A Certificate of Eligibility confirms qualifying service and shows entitlement. It does not approve the mortgage. John can help request the COE and then review the credit, income, debts, assets, and occupancy facts that determine the actual loan path.

ACTIVE DUTY

90 continuous days

May satisfy the minimum active-duty service requirement.

VETERANS

Service-period rules

Minimums vary by when and how long you served and the character of discharge.

GUARD + RESERVE

Active service or 6 years

Qualifying paths depend on the service record.

SURVIVING SPOUSES

Specific VA pathways

Certain DIC, MIA, POW, and other qualifying circumstances may establish eligibility.

The VA purchase process

Five stages from eligibility to closing.

The strongest VA offer is prepared before the seller sees it. John coordinates the financial review, property questions, and agent communication around one visible course.

01

Confirm eligibility

Obtain the COE and review qualifying service plus available entitlement.

02

Build the budget

Combine the mortgage with taxes, insurance, association costs, closing cash, and household obligations.

03

Preapprove the real file

Review credit, income, debts, assets, occupancy, and property direction before an offer is written.

04

Inspect + appraise

Use a separate inspection for condition and the VA appraisal for value plus minimum property requirements.

05

Clear + close

Resolve conditions, review the Closing Disclosure, and confirm payment and cash before signing.

Charleston and military relocation

Charleston adds local property, insurance, and relocation considerations.

Orders and occupancy can set the clock. Flood exposure, wind coverage, property condition, condominium approval, and commute patterns can change the payment or the path to closing. Those details belong in the first conversation, while the buyer still has choices.

VA loan costs

Understand the cash needed before making an offer.

The VA funding fee is only one piece. The plan should include appraisal, title, taxes, insurance, lender charges, prepaid items, and negotiated credits.

The funding fee can generally be financed or paid at closing. Exemptions may apply. Seller concessions are limited to 4% of reasonable value, while negotiated credits for actual closing costs are treated separately.

Property requirements

The appraisal, inspection, and contract protections serve different purposes.

A VA appraisal is not a home inspection. The appraisal addresses reasonable value and minimum property requirements, while the buyer's inspection evaluates the home's condition more broadly.

VA APPRAISAL

Value + MPRs

Provides an opinion of reasonable value and checks VA minimum property requirements.

HOME INSPECTION

Condition for the buyer

Separately evaluates defects and condition. VA strongly recommends one.

ESCAPE CLAUSE

Contract protection

Can protect earnest money when VA reasonable value is below the contract price and the clause applies.

LOW VALUE

More than one path

Reconsider value, renegotiate, bridge the gap, or exit when contract protections allow.

Questions buyers often ask

Get the VA financing questions answered before making an offer.

The benefit is powerful, but the details matter. These are the questions that should be clear before a buyer is writing against the clock.

Who may qualify?

Veterans, active-duty service members, qualifying National Guard and Reserve members, certain surviving spouses, and a small number of other eligible service categories may receive a COE. Actual eligibility depends on the service record and applicable VA rules.

Is the COE the same as approval?

No. The COE documents benefit eligibility and entitlement. The lender separately reviews credit, income, debts, assets, occupancy, property, and the complete loan file.

Can I use the VA benefit again?

Often, yes. Used entitlement may be restored in qualifying situations, and remaining entitlement may support another purchase even before full restoration.

What if the appraisal is lower than the price?

The buyer may request a Reconsideration of Value, renegotiate, pay the difference, or use the VA escape clause to exit without losing earnest money when the clause applies.

Can I buy a condo?

Possibly. The condominium project must meet applicable VA requirements, so approval status should be checked before an offer.

Moving to Joint Base Charleston? Start the financing conversation early.

A PCS can compress decisions that are already complicated. A useful preapproval should account for the move itself—not just a target price. That means reviewing income, allowances where applicable, debts, available cash, expected occupancy, and a realistic closing window before the right house appears.

How VA financing differs

VA financing offers important benefits, and the lender still evaluates the full loan file.

VA guarantees part of an eligible loan made by a private lender. The borrower still has to qualify for the payment, and the home still has to support the transaction.

No monthly PMI

VA-backed purchase loans do not require monthly private mortgage insurance.

Often zero down

Many eligible borrowers can purchase without a VA-required down payment, subject to entitlement, qualification, price, and appraisal.

Reusable benefit

VA eligibility can be used again; entitlement and prior VA loans determine what is available for the next transaction.

Primary occupancy

VA-backed purchase loans are intended for a home the eligible borrower will occupy, subject to VA occupancy rules.

Charleston cost considerations

Review the costs that can affect your payment before signing a contract.

Purchase price

The offer has to fit the borrower’s approved range and the appraisal-supported value.

Cash to close

Down payment, if any, closing costs, prepaid items, deposits, credits, and the funding fee treatment all affect the final number.

Monthly payment

Principal, interest, taxes, insurance, and association dues can all matter for qualification and comfort.

Timeline

PCS dates, lease endings, appraisal scheduling, underwriting, and possession should be planned together.

Property considerations

Charleston properties can bring additional appraisal, insurance, and condition considerations.

Older housing stock, flood exposure, insurance, condominium eligibility, HOA dues, and property condition can all influence a VA transaction. The goal is not to avoid those homes—it is to identify the financing questions early enough to make a clean decision.

  • Get property-specific insurance quotes early.
  • Use an independent home inspection even though VA does not require one for the loan.
  • Confirm condominium project eligibility when applicable.
  • Understand appraisal and Minimum Property Requirements before the deadline pressure arrives.
